DSCR Loans That Qualify on the Property, Not the Borrower’s Tax Returns
The rental you want to buy covers its own mortgage with room to spare, but the bank declined you because your tax returns show the write-offs of a well-run business. A DSCR loan is a rental property loan that is approved based on the property’s rental income rather than the borrower’s personal income, and it was built for that borrower. DSCR stands for debt service coverage ratio, which compares the rent the property brings in to the payment the loan requires. PB Financial Group offers DSCR-based rental financing to California investors who own or are buying income property and do not want their personal tax returns to decide the outcome.
Investors with multiple properties, self-employed borrowers, and anyone whose returns show heavy write-offs tend to find DSCR loans far easier to qualify for than conventional investor mortgages. The property does the qualifying. Call (877) 700-3703 with the address and the current or projected rent and we will tell you where the ratio lands.
How the Debt Service Coverage Ratio Is Calculated
The ratio divides the property’s gross monthly rent by the monthly loan payment, where the payment includes principal, interest, taxes, insurance, and any association dues. A property renting for $4,000 per month with a total monthly payment of $3,200 has a DSCR of 1.25, meaning the rent covers the payment with twenty-five percent to spare. A DSCR of 1.0 means rent exactly equals the payment, and anything below 1.0 means the property does not cover its own debt.
Most lenders look for a DSCR of 1.0 or higher, and pricing improves as the ratio rises. For a purchase, the rent figure usually comes from a market rent analysis prepared with the appraisal; for a refinance, the lease in place is used when it is at or near market. Short-term rental income can sometimes be considered with documented history, although the treatment is more conservative.
Here is a worked example. An investor buying a Long Beach duplex for $950,000 expects combined rent of $5,600 per month. With a proposed loan that carries a total monthly payment of $4,480, the DSCR is 5,600 divided by 4,480, or 1.25. That ratio supports the loan without any review of the investor’s personal income.
Who DSCR Loans Are Designed For
Self-employed investors are the most common DSCR borrowers in California. Business owners who legitimately reduce taxable income through deductions often show returns that would not support a conventional loan, even when their actual cash flow is strong. A DSCR loan sets the returns aside and looks at the asset.
Portfolio investors use DSCR loans because conventional lenders cap the number of financed properties and apply increasingly strict reserve requirements. A DSCR loan treats each property on its own numbers, which is how an investor grows past four or five units without hitting a wall. Loans can be made to an LLC or other entity, which many investors prefer for liability reasons.
Investors who are completing a renovation also use DSCR loans as the permanent financing that follows a short-term loan. A property bought and improved with one of our rehab hard money loans can be refinanced into a DSCR loan once it is rented, which returns the investor’s capital for the next project. Our refinance rental property page covers the refinance side in more detail.
What a DSCR Lender Reviews Instead of Tax Returns
The file is built around the property. For a purchase we review the purchase contract, an appraisal with a market rent schedule, the proposed loan payment, and the resulting ratio. For a refinance we review the current lease, proof that rent is being collected, the property’s tax and insurance figures, and any association dues, then calculate the ratio against the proposed new payment.
The borrower side is light but not empty. We confirm identity, verify that the entity is in good standing if the loan is to an LLC, and review credit for history rather than for a score threshold. Reserves of a few months of payments are typically expected, and the source of the down payment on a purchase is documented. The whole package is a fraction of what a conventional investor loan requires, which is the point.
Borrowers who have been declined for a conventional loan because of a financed-property cap, a recent job change, or heavy write-offs are the ones who benefit most from this structure. Nothing about those situations affects whether a Culver City triplex covers its own payment. The property either does or it does not, and that is what we underwrite.
DSCR Lending in Los Angeles, Orange County, and the Rest of California
Ratios in coastal Los Angeles and Orange County markets tend to run tighter than in the Inland Empire, the Central Valley, or Sacramento, because purchase prices in the coastal markets have outpaced rents for years. A duplex in Riverside or a fourplex in Fresno often carries a ratio well above 1.2, while a comparable property in Santa Monica may land near or below 1.0. The loan structure adapts: a lower loan-to-value and more equity in the tight markets, a higher loan-to-value where the ratio supports it.
Investors who hold property across several California markets appreciate that a single lender can underwrite all of them on the same basis. We lend in all 58 counties, and our Los Angeles hard money lenders page covers the local considerations for the largest market. Rent control, soft-story retrofit requirements on older multifamily, and accessory dwelling unit income are all factors we have worked through on Los Angeles DSCR files.
Typical DSCR Loan Terms in California
DSCR loans with PB Financial Group generally range from $100,000 to $5,000,000 on non-owner-occupied residential income property, including single-family rentals, two-to-four unit buildings, condominiums, and small multifamily. The borrower can be an individual or an entity such as an LLC, corporation, or trust. Income is documented through the lease in place or a market rent analysis, and personal tax returns are not required.
A debt service coverage ratio of 1.0 or higher is the usual threshold, and ratios below 1.0 are considered when the borrower brings additional equity and the property is well located. Pricing is quoted per file in writing with the required disclosures and improves with a stronger ratio, a lower loan-to-value, and investor experience. A DSCR loan typically closes in two to three weeks because it requires a full appraisal with a rent schedule; the timeline shortens when the appraisal and title are already in hand.
| Parameter | Typical range |
|---|---|
| Minimum DSCR | 1.0; below 1.0 considered with additional equity |
| Loan amount | $100,000 to $5,000,000 |
| Property types | Single-family rentals, 2 to 4 units, condos, small multifamily |
| Borrower | Individuals and entities (LLC, corporation, trust) |
| Income documentation | Lease or market rent analysis; no personal tax returns |
| Occupancy | Non-owner-occupied only |
| Time to close | Typically 2 to 3 weeks; faster with appraisal and title in hand |
Why Conventional Lenders Decline Rental Investors
Conventional investor mortgages are underwritten on the borrower, not the property. The lender adds up every mortgage the investor carries, applies a debt-to-income limit, caps the number of financed properties, and demands reserves for each one. An investor with five rentals and a profitable business that writes off most of its income can fail that test while every property in the portfolio cash flows.
The decline is a product mismatch rather than a judgment about the investor. A DSCR loan removes the mismatch by asking a single question about each property: does the rent cover the payment? Investors who understand that difference stop trying to fit a bank’s box and start financing on the asset, which is how portfolios grow past the point where conventional lending stops.
DSCR Loans Compared With Conventional and Hard Money Rental Financing
A conventional investor mortgage will usually carry the lowest rate, and investors who can document income and stay under the financed-property limits should consider it first. A DSCR loan trades a somewhat higher cost for a qualification that does not depend on personal income. For many investors that trade is the difference between buying the next property this year and waiting.
A short-term hard money loan is faster than either and is the right tool when the property is not yet rented or needs work before it can be. DSCR financing is the long-term step that follows. Investors who want to see the full range of rental financing can start with our rental property loans page and come back here when the property is producing income.
What a DSCR Ratio Below 1.0 Means for Your Loan
A ratio below 1.0 does not automatically end the conversation. Properties in high-cost California markets frequently carry low ratios because purchase prices have outpaced rents, and some lenders accept ratios down to roughly 0.75 when the borrower brings more equity and the property is in a strong location. The loan will be smaller and the pricing higher, but it can be done.
Investors can also improve the ratio before applying by documenting rent increases, adding an accessory dwelling unit, or paying down the proposed loan amount. We will show you where the ratio lands and what changes would move it. A short conversation at (877) 700-3703 is usually enough to know which direction to take.
Why California Investors Work With PB Financial Group
We have financed California rental property since 2006 and have funded more than 2,400 transactions across the state. We are licensed with the California DRE (01522495) and NMLS (357614), and we underwrite in-house, which keeps the process direct. Frequently Asked Questions About DSCR Loans
What is a DSCR loan and who offers them in California?
A DSCR loan is a rental property loan approved on the property’s rental income rather than the borrower’s personal income. The debt service coverage ratio divides gross monthly rent by the total monthly payment, and lenders generally look for 1.0 or higher. PB Financial Group offers DSCR loans to California investors and has been lending on rental property in the state since 2006. The loan is designed for self-employed investors, portfolio investors, and anyone whose tax returns do not reflect their real cash flow.
How is DSCR calculated?
Divide the property’s gross monthly rent by the total monthly loan payment, including principal, interest, taxes, insurance, and association dues. A property renting for $4,000 with a $3,200 payment has a DSCR of 1.25, meaning rent covers the payment with twenty-five percent to spare. A ratio of 1.0 means rent exactly equals the payment. For a purchase the rent figure comes from a market rent analysis; for a refinance the lease in place is used.
Can I get a DSCR loan if my ratio is under 1.0?
Often, yes. Ratios below 1.0 are considered when the borrower brings additional equity and the property is well located, which is common in coastal Los Angeles and Orange County markets where prices have outpaced rents. The loan amount will be lower and pricing higher than a loan with a ratio above 1.0. Investors can also improve the ratio before applying by documenting rent increases or reducing the loan amount.
Do DSCR loans require tax returns?
No. DSCR loans qualify on the property’s rent, documented through a lease or a market rent analysis. Personal tax returns, W-2s, and pay stubs are not required. The lender still verifies identity, confirms the entity is in good standing if the borrower is an LLC, reviews credit for history, and documents reserves and the source of the down payment on a purchase.
Can I use a DSCR loan to refinance a property I renovated with hard money?
Yes, and this is one of the most common uses. Once the renovated property is rented, a DSCR refinance pays off the short-term loan and returns the investor’s capital for the next project. The property’s new rent supports the ratio, and the investor’s personal income never enters the file. Many PB Financial Group borrowers move from a purchase or rehab loan into DSCR financing on the same property.
